What cap and panel damage means

The cap is the concrete beam on top of the wall, and the panels are the sheets below it. Damage to either one shows the wall is under stress, but the cause often lies below the part you can see.

A cap crack from a one-time bump is not the same as a crack from slow movement. This page helps you tell them apart before you pay for a patch.

How do I read a crack in a seawall cap?

Judge width, direction and change over time. Measure each crack and photograph it with a ruler beside it.

Crack types and their likely causes
CrackLikely cause
Hairline, stable
Surface shrinkage, often cosmetic
Vertical, widening
Panel or cap section moving
Crack with rust stain
Steel inside is corroding
Gap between cap sections
Wall pushing or settling
Cap tilted or dropped
Anchors or soil have failed

Re-measure every month and after each storm. A crack that grows is a structural clue, not a cosmetic one.

Why check the anchors before patching a cap

A cracked cap is often a symptom of a failed tieback or lost soil. If the anchor is gone, a patched cap will crack again. Ask any contractor to inspect the anchors first, and read the tiebacks and anchors page.

Fairhope's city engineer described this chain at the Fairhope Pier seawall in 2024. Anchoring hardware had failed, water got behind the wall and washed sand out from under the walkway, leaving voids and sinkholes. FOX 10 report on Fairhope seawall

How are caps and panels repaired?

Common repairs match the damage. A contractor may grout joints, patch spalled concrete, pour a new cap, add a secondary anchor or replace a panel section.

  • Joint grouting restores a seal against soil loss.
  • A new cap ties panels together and spreads load.
  • Secondary anchors add holding power behind the wall.
  • Panel replacement removes sections that have cracked through.

Ask for the repair to be drawn and written down, with the location of each fix marked on the wall.

Owners may pull some permits for a home they live in, but marine repair is rarely a do-it-yourself job. Check the license first with the contractor check guide.

What can I do before the contractor arrives?

  • Keep people and pets back from a cracked or tilted cap.
  • Photograph each crack with a ruler and record the date.
  • Do not pour grout or concrete into a moving crack yourself.
  • Note any sinkholes in the yard behind the cap.

These steps cost nothing and help any inspector. If soil is falling away, see the soil loss page.
